The great Spanish philospher G. Santayana said, "Those who do not remember history are condemned to repeat."   We are witnessing a repeat of history. We are on the cusp of a major financial crisis fueled by unbridled vast undercapilatized assest as a result of long sustained overvaluation of real estate.  For those of us whom were practicing appraisers during the S&L debacle the parallelisms are too familiar.
